Every home we build is engineered by Faust Engineering and Surveying, Inc. located in Beaumont, Texas. We have a long standing relationship with this engineering firm and we believe they engineer every home as though it was their own. We first began working with them in 2004 when they assisted us in developing a new subdivision in the West End of Beaumont, Wooten Oaks. They have continued to be our first choice in engineering firms.

We will create your permit application packet, including any fees, pictures, plans, engineering design, flood maps, etc. We will complete all applicable forms and hand deliver your application packet to Galveston County. We have cultivated a good rapport with the county as well as the Texas General Land Office and, because we are careful when compiling the necessary items for each specific permit, we have had all of our permit applications approved quickly and easily

Faust Engineering oversees all windstorm inspections for our homes. These inspections are performed regularly throughout EVERY phase of construction. We feel the most important factor in having your home survive any future storms is to not only have proper engineering design for your home, but to make sure that design is actually followed. If you choose us as your builder, you can be assured that we will take the utmost care in building your home to the engineer's specifications.

All of our IRC/County required inspections are performed by Dennis Ferguson of Ferguson Inspection Service, Inc. Mr. Ferguson has high standards and will be certain that your home is built to meet or exceed all code requirements. These inspections are also made on a regular basis.

Deciding on using a septic system or using the forced line sewer system that is now available on the peninsula depends on your personal preference. Installing a new septic system costs the same as installing a grinder pump and hooking up to the sewer system. The permit process is more involved with a septic system, requiring a designer and soil samples. You simply need a letter from the sewer service stating you will be connecting to it in order to apply for your building permit. After installation, however, there are several factors to consider. Now that we have had several months of personal experience with the sewer system, we feel qualified to give the pros and cons of each.

• A septic system will need to be under a service/inspection contract. There is a cost for this service. 
• The sewer system is warrantied for the first year. Thereafter, all repairs to your grinder pump and lines up to the main line are your responsibility.
• A septic system has a capacity that can be overwhelmed if you have a large number of guests and high water use.
• The sewer system is basically a small septic tank with a grinder. When the contents reach a certain level the tank is emptied in to the main sewer line. It will not be overwhelmed. Also, garbage disposals are easily accommodated. 
• A septic system does not affect your water bill. There is no monthly charge except for your inspection contract.
• The monthly charge for the sewer system is tied to the amount of water you use. If you have a sprinkler system the water used for your yard is tied to your septic bill. When your sprinkler system is in use you can expect a monthly water/sewer bill of around $200.00. Your bill for both is included on your BPSUD bill.
